Top of Skyway is a beautiful hillside neighborhood situated at the base of the Bear Creek Cañon Forest Preserve and Park in Colorado Springs, Colorado. Our community is centrally located within Colorado Springs and an easy drive to downtown. We pride ourselves on our friendly spirit and enjoy welcoming new neighbors. The subdivision consists of approximately 245 custom homes built mostly on half-acre lots, many with expansive views of the city to the east and the surrounding mountains.
Top of Skyway is contiguous to Bear Creek Regional Park, which provides a number of amenities including tennis, pickle ball, archery, fitness course, dog park, athletic fields, picnic facilities, organic gardening opportunities, equestrian trails, along with very popular hiking and biking trails. An outstanding Nature Center building is also located in the park. All of these activities are protected in perpetuity by a conservation easement held by Palmer Land Trust.
Residents with school-aged children enjoy close proximity to area Colorado District 12 schools, including Gold Camp Elementary, Cheyenne Mountain Junior High and Cheyenne Mountain High School. Cheyenne Mountain School District 12 is consistently ranked as Colorado’s top large school district statewide.
We are in close proximity to the Broadmoor Hotel, Cheyenne Mountain Zoo, Garden of the Gods, Old Colorado City, Manitou Springs and Cheyenne Mountain State Park.
Membership in the Top of Skyway Homeowner’s Association (TOSHA) is voluntary and dues are only $100/year. Our objectives include the promotion of health, safety and welfare for all of our residents; preservation and protection of subdivision property values; promotion of subdivision quality and desirability; residential wildfire mitigation; and enhanced community communication through scheduled social activities.
Top of Skyway is a covenant-protected community. Our covenants are legally binding for each property owner and are part of a purchaser’s title documents agreed to during the real estate closing. TOSHA’s Architectural Control Committee (ACC) is a resident volunteer organization entrusted to enforce Top of Skyway’s covenants. TOSHA dues provide financial support for the ACC and other HOA activities. A historic spirit of voluntary compliance, voluntary dues funding and volunteer labor have allowed TOSHA to thrive, keep dues low and operate effectively in a spirit of service for all of our neighbors. TOSHA members in good standing receive our neighborhood directory, enjoy voting rights in TOSHA elections, are eligible to serve on the Board and ACC, and are welcome to attend the annual summer picnic and other social activities at no charge.
